A Home Information Pack is a collection of documents that provides potential purchasers with key information about the property. It is a legal requirement to have a Home Information Pack and you cannot market a property without one in place.

Since the 6^th April 2009, part of the HIP must be in place before any marketing of the property can begin. You will now require the following documents:

• HIP Index
• Title document
• Sale statement
• Energy Performance Certificate

What does a HIP contain?

The Home Information Pack is made up of compulsory and optional items:

Compulsory Documents

• HIP Index
• Property Information Questionnaire
• Energy Performance Certificate (e link to energy section)
• Sustainability Information (new builds only)
• Sale Statement
• Evidence of Title
• Searches – water, drainage est.
• Copy of lease (leasehold property only)

Optional Documents

• Home Condition Report
• Legal Summary
• Home Use/Contents Form

What is a Property Information Questionnaire?

A property information questionnaire (PIQ) provides a summary of information about the property including flood risk, gas and electricity, service charges, structural damage and parking arrangements. The aim of the PIQ is to help buyers make a decision when it comes to viewing or purchasing a property.

HIP Exemptions

It is not necessary to produce a Home information Pack for the sale of;

• Mixed use properties
• Holiday homes
• Properties due for demolition
• Properties with 21 or less years remaining on the lease
• Properties in Scotland and Northern Ireland
• Properties sold with sitting tenants
• Portfolios of residential property
• Properties sold under the Right to Buy scheme
• Non residential property
